The market is shifting, and while it will take some time for the numbers to catch up, some things are becoming apparent. These August 2022 stats are compared to the previous year’s August 2021 statistics.

Average Sales Price

The average sales price for a single family property (house or condo) sold in Ann Arbor in the month of August 2022, was $512,880, this is up 19.27% compared to August 2021 .The median sales price for Ann Arbor is $439,950 which is up 24.65%.

Days on Market

Properties sold in August of 2022 were on market for an average of 18 days. This is down 19.45% from August 2021.

Properties Sold At or Above List Price

August of 2022 saw a 3.19% increase in the number of properties sold, compared to August of 2021, with a total of 194 properties receiving new owners.

In August of 2022, 61.34% of the properties sold at or above list price; so that means of the 194 homes sold, 119 sold at or above listing price.
