How This Home Was Sold

At the beginning of July 2021, the sellers approached Todd, and engaged him as their listing agent. This family had a full house of parents and kids. As you will see from the photos and video below, their home was nicely decorated, updated, and appointed.

Located in Ypsilanti Township with Lincoln Schools, and coming to the market in the summer of 2021 meant that our biggest concern to manage was going to be demand for this home.

Here’s the Studio Four8 market update for the July ’21 Lincoln School district.

As you’ll see in the market update, the average days on market was 10 days, and 87.5% of the homes closed in July ’21 were sold for at or above the asking price. So, clearly, demand was outstripping supply, as we brought this home to the market.

With our marketing plan ready to be put in place, utilizing professional photos, professional video, targeted online marketing, the sellers and Todd had a conversation about what to expect on the first weekend of showings. They came to the conclusion that it would be less disruptive if the sellers took a weekend trip that allowed the home to be shown from dawn to dusk.

Over the course of two days, there were 22 showings on this property. In the end, we received 6 offers. Every offer submitted began their bidding over the $325,000 list price. The final offer was for 8.9% more than asking price, $354,000, and the buyers agreed to pay the difference between a low appraisal and the sales price, should the appraisal come in low.

From first meeting about selling to the closing table, was 49 days. They first met on July 1st, had media gathered on July 9th, went live on July 16th, accepted the offer on July 19th, and closed August 19th.

With a simple, quick weekend away, the sellers were able to relax, or at least not be inconvenienced, as their home was viewed by potential purchasers. Sitting at the table with the sellers, after the offer deadline had past, showed the sellers that their time away had been well spent.

With the additional proceeds from their sale, they were able to secure their next home with little concern.
